Commercial Pressure Washing in Austin, TX
and the Central Texas Region
Pressure washing that returns Austin storefronts, sidewalks, patios, and parking structures to a like-new condition, performed with full wash-water recovery so that the rinse is kept away from the creeks and the aquifer beneath them.
At a glance
Patio town, clean hardscape
Pressure washing: cold water, high pressure. It handles most concrete, stone, and storefront work.
Power washing: hot water or steam under pressure. Heat breaks down grease and oil faster, which is why we use it on patio grease, drive-thru lanes, and dumpster enclosures.
Outdoor hardscape is central to Austin commercial properties: patios on South Congress, storefront walkways at The Domain, food-truck courts in East Austin, and office plazas along MoPac. That hardscape shows every spill, gum deposit, and grease stain. Moore Clean provides both commercial pressure washing and power washing across the region: building exteriors, sidewalks and curbs, drive-thru lanes, dumpster pads, loading docks, and parking structures. Paired with sweeping, that covers parking lot cleaning end to end, the loose debris and the stains both.
What separates commercial-grade washing from a rented machine is what happens to the water. Our rigs run full wash-water recovery, captured at the surface, filtered, disposed of properly, and nowhere in Texas does that matter more than a city whose storm drains feed Barton Springs’ watershed and the Edwards Aquifer recharge zone.

Why it matters
Why does wash-water recovery matter in Austin and the Central Texas region?
Austin’s storm drains empty into the city’s creek network, the same creeks Watershed Protection monitors block by block, with little to no treatment along the way. Whatever a wash loosens, from patio grease to fine grit, would follow the water to those creeks, so we collect it first.
Our trucks vacuum the rinse up as they wash, filter it, and haul it off for disposal, with paperwork for your file. Over the recharge zone, we treat recovery as non-negotiable.

Tagged wall? We handle graffiti removal too
Spray paint on limestone or stucco should not be blasted; it needs a remover chosen for that surface. Our graffiti removal crew handles tagged walls, glass, and metal, and the visit can be folded into a regular washing program.

Deep-clean option
Special Projects: Cyclone deep-clean surface system
Special project equipment option: oak pollen, tannin stains, and patio grease can bake into concrete until routine washing stops making a difference. That is when we bring in a rented Cyclone Technology unit. The deck is sealed, so dirty water is pulled back into the machine instead of spreading, in line with EPA guidance on wash-water control. Large plazas and garage levels can be restored in a single shift.

Questions
Austin pressure washing FAQ
Can you wash restaurant patios without disrupting service?
Yes. Patio washing runs after close or before open, and we sequence sections so furniture is moved, washed under, and reset. On South Congress and in East Austin, most patio programs run monthly or quarterly with spot service after events.
Where does the wash water go?
Not to the storm drain. That’s the point, with the city’s creek network and the recharge zone downstream. We capture the water at the surface, filter the debris, and dispose of it properly, with documentation for your records.
What’s the difference between power washing and pressure washing?
Both use high pressure; only power washing adds heat. We pick by what is on the surface: dirt, pollen, and film come off cold, grease and set-in oil stains come off hot. Oil stain removal on older concrete almost always calls for the heated rig. Recovery is included with either.
How often should hardscape be washed in Austin?
A typical plan is monthly for patios, drive-thrus, and dumpster pads and every three months for entries and walkways. Austin’s oak pollen, cedar season, and year-round outdoor traffic tend to set the cadence, and we’ll recommend one based on your surfaces and tenant mix.
Do you handle full parking lot cleaning, not just washing?
Yes, and it usually takes both services. Parking lot cleaning has two halves: sweeping lifts the loose debris, sand, and litter, while pressure washing takes the stains, gum, and grease that sweeping cannot lift. Most Austin properties run parking lot sweeping on a regular cadence with periodic washing on the entries, drive-thru lanes, and dumpster pads, all on one schedule and one invoice. For heavily stained pavement, ask about the Cyclone deep-clean option.
