Exterior handyman work is the repair and refresh work on the outside of a commercial property: pavement, curbs and sidewalks, striping and markings, signage, bollards and wheel stops, refresh painting, and the gates and hardware on dumpster enclosures. It does not include interior drywall, plumbing, electrical, or structural work, and we refer full repaves and licensed trades to the right specialist. These jobs are usually too small for a paving or sign contractor to mobilize for, yet outside the scope of a day porter. Moore Clean covers exactly that gap:

Most exterior work orders fall into six groups. Send us one or all of them, and we price the list as one scope with one schedule.
Parking lot repair
Pothole patching in asphalt, crack fill before water gets under the surface, small concrete patches at drive aisles and dock aprons, and wheel stop or speed bump replacement. A pothole at the entrance is the repair tenants notice first, so it goes to the front of the list. Larger failures get a photo and a referral to a paving contractor, not a patch that will not hold.
Striping and markings
Restriping of stalls and drive aisles, fire lanes, ADA stalls and access aisles, crosswalks, directional arrows and stencils. Striping is scheduled right after a sweep or a pressure wash on the same visit whenever possible, because paint holds best on a clean surface and the lot is already closed off.
Signage
ADA sign installation and replacement, tow-away and customer parking signs, post replacement after a vehicle strike, and sign repair after vandalism. If the vandalism is paint rather than damage, the graffiti removal crew handles it on the same schedule.
Bollards, wheel stops and barriers
Bent bollards straightened or replaced, bollard covers and sleeves fitted, wheel stops re-pinned or replaced, and cart corrals and guard rails set back in line after a hit. These are the repairs that sit on a work-order list for months because no single trade wants the trip.
Refresh painting
Curbs, bollards, exterior doors, hand rails, dumpster enclosures and parking garage walls and columns. Refresh painting is usually paired with a wash first, so a property on one of our pressure washing routes gets both in one visit.
Gates, enclosures, fixtures and lighting
Dumpster enclosure gates, hinges and latches, exterior door hardware and closers, minor fixture swaps, and lamp and lens replacement on existing exterior light fixtures. Anything that needs an electrician, such as new circuits, pole work or fixture wiring, is referred out and noted on the close-out so it does not fall off the list.

Small defects carry outsized cost
A pothole becomes a vehicle-damage claim, a lifted sidewalk joint becomes a trip-and-fall report, and a faded or missing ADA sign becomes an inspection finding, each one far less expensive to repair than to argue about later. Routine exterior repair is inexpensive risk management, and it keeps parking lot maintenance off the list of things a tenant complains about at renewal.

- Send the list. Email or text the punch list with photos, or let a crew already on your route walk the property and build it for you.
- One scope, one price. We quote the list as a single scope, grouped by trade, with anything outside our range flagged for referral up front.
- Scheduled into the route. Repairs are folded into the sweeping, porter or pressure washing visit where they fit, so mobilization stays off your invoice.

What does “exterior handyman” cover, and what do you refer out?
Exterior handyman covers the outside of the property: pavement patching and crack fill, sidewalk and curb repair, striping and markings, signage, bollards and wheel stops, refresh painting, enclosure gates and hardware, and lamp or lens swaps on existing light fixtures. Interior drywall, plumbing, electrical wiring, structural work and full repaves are outside our scope, and we’ll refer you to the appropriate specialist and keep the item on your list until it closes.
Do you repair potholes in Dallas, Houston and San Antonio, or only Austin?
All of them. Pothole patching, crack fill and small concrete patches are dispatched from the same regional teams that run our sweeping routes in Austin, Dallas, Houston, San Antonio, Corpus Christi and the Rio Grande Valley. Pick your region above for the local contact.
Can you restripe the lot on the same visit as a sweep?
Usually, yes. Striping goes on best after the lot has been swept or washed, so we schedule the two together when the weather and the property’s hours allow it. Fire lanes, ADA stalls, crosswalks and stencils are all part of the same visit.
Do you replace bent bollards and wheel stops, or only repaint them?
Both. Bollards that can be straightened get straightened and repainted; bollards that are sheared or cracked are replaced, and covers or sleeves are fitted where the property wants them. Wheel stops are re-pinned or replaced, and speed bumps are repaired or replaced the same way.
Can repairs be bundled with our sweeping or porter service?
Yes. That’s the point. Properties on our routes fold repair visits into the existing schedule, which keeps mobilization cost off your invoice. Can an HOA or apartment community send one punch list for the whole property?
Yes. HOA boards and apartment managers send one list covering entrances, community parking, mail kiosks, pool fencing, signage and enclosures, and we price and schedule it as a single scope. Board approval items can be quoted separately within the same list.
Do you work through a property manager’s work-order portal?
Yes. We accept work orders through the portals most Texas management companies use, and we close each one out with photos and notes. If your portfolio uses email or text instead, that works the same way.
Do you handle ADA parking compliance?
We install and refresh ADA signage, repaint access aisles and symbols, and flag layout issues we see on route. For full ADA surveys we’ll coordinate with your consultant and execute the exterior items.
