Special project equipment option: oak pollen, tannin stains, and patio grease can bake into concrete until routine washing stops making a difference. That is when we bring in a rented Cyclone Technology unit. The deck is sealed, so dirty water is pulled back into the machine instead of spreading, in line with EPA guidance on wash-water control. Large plazas and garage levels can be restored in a single shift.

Can you wash restaurant patios without disrupting service?

Yes. Patio washing runs after close or before open, and we sequence sections so furniture is moved, washed under, and reset. On South Congress and in East Austin, most patio programs run monthly or quarterly with spot service after events.

Where does the wash water go?

Not to the storm drain. That’s the point, with the city’s creek network and the recharge zone downstream. We capture the water at the surface, filter the debris, and dispose of it properly, with documentation for your records.

What’s the difference between power washing and pressure washing?

Both use high pressure; only power washing adds heat. We pick by what is on the surface: dirt, pollen, and film come off cold, grease and set-in oil stains come off hot. Oil stain removal on older concrete almost always calls for the heated rig. Recovery is included with either.

How often should hardscape be washed in Austin?

A typical plan is monthly for patios, drive-thrus, and dumpster pads and every three months for entries and walkways. Austin’s oak pollen, cedar season, and year-round outdoor traffic tend to set the cadence, and we’ll recommend one based on your surfaces and tenant mix.

Do you handle full parking lot cleaning, not just washing?

Yes, and it usually takes both services. Parking lot cleaning has two halves: sweeping lifts the loose debris, sand, and litter, while pressure washing takes the stains, gum, and grease that sweeping cannot lift. Most Austin properties run parking lot sweeping on a regular cadence with periodic washing on the entries, drive-thru lanes, and dumpster pads, all on one schedule and one invoice.
