Patio town, clean hardscape

Pressure washing: High-pressure water at ambient temperature. The standard for concrete, sidewalks, storefronts, and building exteriors.
Power washing: High-pressure highly heated water or steam. Heat breaks down grease and oil faster, which makes it the right choice for drive-thru lanes, dumpster pads, and loading docks.

Outdoor hardscape is central to Austin commercial properties: patios on South Congress, storefront walkways at The Domain, food-truck courts in East Austin, and office plazas along MoPac. That hardscape shows every spill, gum deposit, and grease stain. Moore Clean provides both commercial pressure washing and power washing across the region: building exteriors, sidewalks and curbs, drive-thru lanes, dumpster pads, loading docks, and parking structures. Paired with sweeping, that covers parking lot cleaning end to end, the loose debris and the stains both.

What separates commercial-grade washing from a rented machine is what happens to the water. Our rigs run full wash-water recovery, captured at the surface, filtered, disposed of properly, and nowhere in Texas does that matter more than a city whose storm drains feed Barton Springs’ watershed and the Edwards Aquifer recharge zone.

Why it matters

Why does wash-water recovery matter in the Austin region?

Austin’s storm drains empty into the city’s creek network, the same creeks Watershed Protection monitors block by block, with little to no treatment along the way. Wash water picks up grease, oil, detergents, and fine grit as it works, and keeping that mix out of the drains is one of the simplest things a property can do for the creeks.

Our recovery-equipped rigs capture wash water as it’s sprayed, filter the debris, and dispose of the water properly, with documentation for your records on every job. Over the recharge zone, we treat recovery as non-negotiable.

Deep-clean option

Special Projects: Cyclone deep-clean surface system

Special project equipment option: Some pavement needs more than a standard wash, such as years of gum, grease, and embedded grime on Domain-area plazas, downtown sidewalks, and garage decks. For those jobs we bring in a Cyclone Technology high-pressure surface system, rented for the projects that call for it.

The Cyclone’s enclosed cleaning head recovers wash water and slurry the moment it lifts off the pavement, cleaning up to 20,000 square feet an hour with no runoff to the curb. That containment is what the EPA’s stormwater best management practices call for on commercial wash-downs, and it leaves surfaces clean, dry, and back in service the same visit.

Questions

Austin pressure washing FAQ

Can you wash restaurant patios without disrupting service?

Yes. Patio washing runs after close or before open, and we sequence sections so furniture is moved, washed under, and reset. On South Congress and in East Austin, most patio programs run monthly or quarterly with spot service after events.

Where does the wash water go?

Not to the storm drain. That’s the point, with the city’s creek network and the recharge zone downstream. We capture the water at the surface, filter the debris, and dispose of it properly, with documentation for your records.

What’s the difference between power washing and pressure washing?

They are two different services, and the difference is water temperature. Pressure washing uses high-pressure water at ambient temperature, which is correct for most concrete, sidewalk, storefront, and building exterior work. Power washing uses high-pressure highly heated water or steam, and the heat breaks down grease and oil far faster, which makes it the right method for drive-thru lanes, dumpster pads, and loading docks. Moore Clean operates equipment for both and selects the method by surface and soil load, with wash-water recovery either way.

How often should hardscape be washed in Austin?

Most retail and office properties run quarterly on entries and walkways, monthly on heavy-traffic spots like patios, drive-thrus, and dumpster pads. Austin’s oak pollen, cedar season, and year-round outdoor traffic tend to set the cadence, and we’ll recommend one based on your surfaces and tenant mix.

Do you handle full parking lot cleaning, not just washing?

Yes, and it usually takes both services. Parking lot cleaning has two halves: sweeping lifts the loose debris, sand, and litter, while pressure washing takes the stains, gum, and grease that sweeping cannot lift. Most Austin properties run parking lot sweeping on a regular cadence with periodic washing on the entries, drive-thru lanes, and dumpster pads, all on one schedule and one invoice. For heavily stained pavement, ask about the Cyclone deep-clean option.
