Exterior cleaning, compliance included

Pressure washing: High-pressure water at ambient temperature. The standard for concrete, sidewalks, storefronts, and building exteriors.
Power washing: High-pressure highly heated water or steam. Heat breaks down grease and oil faster, which makes it the right choice for drive-thru lanes, dumpster pads, and loading docks.

Moore Clean provides both commercial pressure washing and power washing across San Antonio and the surrounding areas, covering building exteriors, storefront walkways, sidewalks and curbs, drive-thru lanes, dumpster pads, loading docks, and parking structures. Property managers at retail centers from La Cantera and The Rim to the Stone Oak corridors use scheduled washing to keep entries bright and slip hazards down; hospitality and office properties around Downtown, the River Walk, and The Pearl rely on it to keep high-traffic hardscape presentable year-round.

What separates commercial-grade work from a rented machine is what happens to the water afterward. Our rigs run full wash-water recovery. The water we spray is captured at the surface, filtered, and disposed of properly instead of running to the curb. That single difference is what keeps wash water out of the storm drains, and it’s standard on every Moore Clean washing job, not an upgrade.

Why it matters

Why does wash-water recovery matter in the San Antonio region?

Pressure washing creates wastewater, and San Antonio’s storm drains carry whatever enters them toward the San Antonio River basin with little to no treatment along the way. Wash water picks up grease, oil, detergents, and fine grit as it works, and keeping that mix out of the drains is one of the simplest ways a property can help protect the river.

Moore Clean’s answer is built into the equipment: our recovery-equipped rigs capture wash water as it’s sprayed, reclaiming it at the surface rather than letting it sheet toward the curb. Debris is filtered out and water is disposed of properly, with documentation for your records. It’s the same river-first approach behind our sweeping work and the city’s Remember the River program.

Deep-clean option

Special Projects: Cyclone deep-clean surface system

Special project equipment option: Some pavement needs more than a standard wash, such as years of gum, grease, and embedded grime on downtown sidewalks, River Walk-district plazas, and garage decks. For those jobs we bring in a Cyclone Technology high-pressure surface system, rented for the projects that call for it.

The Cyclone’s enclosed cleaning head recovers wash water and slurry the moment it lifts off the pavement, cleaning up to 20,000 square feet an hour with no runoff to the curb. That containment is what the EPA’s stormwater best management practices call for on commercial wash-downs, and it leaves surfaces clean, dry, and back in service the same visit.

Questions

San Antonio pressure washing FAQ

What’s the difference between power washing and pressure washing?

They are two different services, and the difference is water temperature. Pressure washing uses high-pressure water at ambient temperature, which is correct for most concrete, sidewalk, storefront, and building exterior work. Power washing uses high-pressure highly heated water or steam, and the heat breaks down grease and oil far faster, which makes it the right method for drive-thru lanes, dumpster pads, and loading docks. Moore Clean operates equipment for both and selects the method by surface and soil load, with wash-water recovery either way.

Where does the wash water go?

Not to the storm drain. That’s the point. San Antonio’s drains carry runoff toward the river, so we recover the water instead: capture at the surface, filter the debris, and dispose of the water properly. You get a clean property and documentation of the work for your records.

How often should a commercial property be pressure washed in San Antonio?

Most retail and office properties run quarterly washing on entries, walkways, and high-touch hardscape, with monthly service on heavy-traffic spots like drive-thrus and dumpster pads. San Antonio’s dust, live oak pollen, and summer storms tend to set the cadence, and we’ll recommend a schedule based on your surfaces, tenant mix, and foot traffic.

Can pressure washing be bundled with sweeping and porter service?

Yes. That’s our most requested combination. The Property Maintenance Bundle pairs parking lot sweeping, porter service, and pressure washing under one contract with one point of contact, so lots stay swept daily, grounds stay policed, and hardscape gets washed on schedule without juggling multiple vendors.
